We walk the home with you (or your agent), talk about your likely buyer and timeline, take measurements and note what to keep, store or move. You get a written, room-by-room plan and a firm quote.

The Consultation & Styling Plan is $150, and it's credited in full toward any staging package you book within 30 days.

All the time. We coordinate install and pickup with your agent and photographer so everything lines up with listing day.

We're based in Fort Worth and stage across Aledo, Willow Park, Weatherford, Benbrook, Walsh Ranch, Granbury, Burleson and the greater DFW area. Homes roughly 40+ miles from Fort Worth may have a travel fee.

Every package has one flat price that covers design, delivery, installation, styling, our furniture and decor, pickup and your first 30 days. After that, staging continues month to month at your package's extension rate.

Yes. Every staging package has a 30-day minimum, and it's already built into the package price.

A 50% deposit reserves your install date. The balance is due on or before install day. Extensions are billed at the start of each 30-day period.

Zelle, ACH, check, debit card and credit card. Credit cards carry a 3% processing fee. Everything else is fee-free.

Cancel more than 7 days before install and we'll refund half your deposit. Within 7 days, the deposit is kept. You can reschedule once for free with at least 72 hours' notice.

Enter your code on the quote request form, or check it on our pricing page first. We'll apply it to the first 30 days of your staging package and write it into your agreement.

Codes apply to the first 30-day staging period only, not to add-ons, fees or extensions. One code per project, and codes can't be combined.

Absolutely. That's our Lived-In Refresh. We edit and rearrange what you have and layer in our art, rugs, lamps, bedding and accessories.

Our pieces are for show. Please don't sleep in staged bedding, use staged towels or eat on staged furniture. Your own furniture is yours to use as normal.

Yes! Pets are welcome in lived-in homes with a $150 pet fee. We just ask that pets stay off staged furniture and bedding.

Working utilities, with the A/C or heat running (65–80°F) for the whole time we're staged. That protects the furniture and keeps the home showing well.

It's our own inventory, kept in a local, climate-controlled facility. That's how we keep it clean, cared for and quick to deliver.

We do a quick walkthrough at install and pickup. Damage beyond normal wear is the homeowner's responsibility, so we recommend checking that your homeowner's or vacant-property insurance is active.

Congratulations! The 30-day minimum still applies, but it's already part of your package price, so there are no surprise charges.

Give us 7 days' notice by text or email. We'll schedule pickup within that window, and your rental ends the day we pick up.

No. Everything is picked up before closing or before a tenant moves in, so please let us know your closing date as soon as it's set.

Of course. We send our staging agreement with every quote so you can read it before you sign. No surprises.
